Over the past few years construction leads services have popped up everywhere. Yes ther are good ones and pf course there are not so good. There are many factors that make these services good or bad. One is where they get thier leads to bid on construction and second is how many other contractors are recieving the same information.
First you need to know where the leads come from. A real contractor referral service will have a reputation and most their leads will come to them. Either by web site or if their really good they will have a contract with county permit offices around the nation.
Home owners searching the web will find these companies either by search or referred buy someone. These home owners will simply give all thier information about project they are working on. Then they will sit back and wait for the phone to start ringing. Nothing wrong with this unless theres 10-30 calls for the same job. I will expand on this later.
Contractor referral services also contract with county building departments. This is great if your a sub contractor or independent contractor. This works when home or business owners apply for a building permit and then submit a form to be contacted by contractor for particular construction projects.
Second thing to consider is how many other contractors are recieving the same information to bid on construction for the same construction leads. When I deal with a leads service, I ask how many others will be getting the same info. I found the best companies will only except a minimum number of subs per field. between 3-5 is resonable. This makes things fair and I don't mind a little competition.
Where contractor referral services go wrong is when they get gready and take as many contractors that they can into their inventory. These companies will tell you that they will only give out the lead to 3 contractors. Sounds great on the surface, but what is really going on is this. They will send their first lead to 3 contractors and then their second lead to 3 other contractors. So what happens is you don't get to see all the leads.
Over all contractor referral services are good for construction leads so you can bid on construction. My advice to you is to ask where they get their leads and who else gets to see tham. Then consider their rate and if you can afford the extra cost if no leads pan out.
